Retail Opportunities

Town Center (Downtown)


Originally, 580 acres were available for development in the new Town Center. Since 1999, when the Town Hall was built as the northern anchor, major developments in the downtown area include:
  • 14-screen Harkins Theatres, which anchors the "Entertainment District" on the south end of downtown
  • 4 retail buildings adjacent to Harkins Theaters which house restaurants and shops
  • 10,000 square feet office building
  • 90,000 square feet Fry's Food Store
  • 74-bed Yavapai Regional Medical Center east campus, which is expandable to 250 beds and includes a state-of-the-art Breast Care Center and the quad-city region's only birthing center. (Expansions occur frequently, most recently in 2016)  
  • 44-bed Mountain Valley Regional Rehabilitation Hospital (Expanded in 2016)
  • More than 200 apartments north of Town Hall
  • 140,000 square feet 6,000-seat special events arena opened in November 2006, which houses the NBA D-League Northern Arizona Suns and provides the area with a venue for concerts, ice shows, etc.
  • 118-room Hampton Inn and Suites near Harkins Theatres opened in November 2008
Retail tenants in the downtown area include Fry's Food Store, Streets of New York, Panda Express, Walgreen's Baja Fresh, Tailgater's, IHOP, Cork and Cuisine, Chili's, Garcia's Mexican restaurant, Gabby's Grill, Canton Dragon, Boot Barn and others.

There continues to be about 200 acres available within the downtown area boundaries, including land near the new events center, land adjacent to the Hampton Inn and Suites and land adjacent to the Yavapai Regional Medical Center East Campus.

Glassford Hill Marketplace


Located west of Glassford Hill Road between Florentine Road and Lakeshore Drive, Glassford Hill Marketplace is a 50-acre site planned for regional retail uses. A 68,000 square-foot Kohl's opened in October 2007. A 150,000 square foot Walmart Supercenter opened in 2014. Total retail square footage in the center will be about 400,000 square feet at full build-out.

Prescott Valley Crossroads


Prescott Valley Crossroads is a 100-acre power center located on both sides of Highway 69 at the intersection of Sundog Ranch Road. The center is anchored by Home Depot and Sam's Club. Total full build-out retail space at Crossroads will be more than 600,000 square feet. In addition to other tenants, Crossroads added Dick's Sporting Goods, Sprouts, TJ Maxx, and Ulta Beauty Supply in 2013 to 2014 and Men's Warehouse, Mattress Firm, Sports Clips, Ross Dress for Less and La-Z-Boy Furniture in 2015 and 2016.

Glassford Hill


The Glassford Hill area, located east of and next to the Crossroads site, currently has a Liberty Kia dealership located on site, as well as a 200-unit luxury apartment complex.The Glassford Hill commercial area is also home to the Crossroads Terrace Business Park which is anchored by a 100-room Comfort Suites that opened in January 2009 and Full Swing Sports Center. A 109-unit apartment building will be constructed across from the Comfort Suites with an expected completion date of late-2017 or early 2018.  

Eastridge


Eastridge originally included about 40 acres located on the south side of Highway 69 at the Navajo Drive intersection. Currently, several buildings and businesses are on the site including the recent additions of Tractor Supply Co., Little Dealer, Little Prices RV Dealership, B&L Electronics and Antelope Point at Eastridge. A new auto repair center is slated to open in 2016 or 2017. 

Navajo Commons


Navajo Commons is about 25 acres located 1 block off Highway 69 at the intersection of Florentine Road and Navajo Drive. Infrastructure improvements have been completed at the site and lots are currently being marketed. A Dollar General store, which opened in spring 2010, anchors the project. A proposed 200-unit market rate apartment complex is seeking approval to erect their plan on a portion of this retail zone. 

Viewpoint Drive


The Viewpoint Drive area is near the intersection of Pronghorn Ranch Parkway and Viewpoint Drive. Adjacent to Highway 89A, the 70-acre site is seeing traffic counts of almost 30,000 a day. Directly to the west another 30 acres is zoned commercial.

Quailwood


Quailwood, a master-planned community that is currently home to approximately 1,850 residents, is fronted along Highway 69 by about 50 acres of commercially zoned land. A Family Dollar store opened in 2012. The Quailwood master planned community will be home to nearly 2,500 residents at full build-out which is likely to occur by 2020. An additional approximately 6,500 people live in the Prescott Country Club neighborhood located slightly north of Quailwood, across Highway 69.  

Prescott Valley Crossing


Prescott Valley Crossing is a 25 acre, commercially zoned property at the intersection of Highway 69 and Highway 169. Conceptual plans shows about 185,000 lease-able square footage available at the site. 

Florentine/Lake Valley


The Florentine/Lake Valley area is an established retail area anchored by Safeway and a newly constructed Goodwill facility. With the exception of the new Goodwill, this retail area is between 15 and 20 years old. The site is also home to a former Albertson's (41,500 SF) and K-Mart (109,000 SF) facility, located west and east of Lake Valley Road respectively, both of which are stand alone stores that are currently vacant. The former Albertson's and K-Mart facilities are fronted by a number of existing commercial pads along Highway 69. Retail vacancies are very rare in Prescott Valley, especially two vacancies of a substantial size. These vacancies offer some of the best prices for retail space in Prescott Valley and offers a lot of potential for a new anchor to the Florentine/Lake Valley area shopping center. Safeway and the current 18 adjoining retail spaces are also fronted by several commercial pads along the Highway 69 frontage road. A new 214-unit apartment complex will be constructed on the lot behind Albertson's with a targeted open date of early to mid-2018.
